Cookridge Reimagined named Residential Development of the Year

We’re incredibly proud to announce that Cookridge Reimagined: The Former Cookridge Hospital has been named Residential Development of the Year (more than 100 homes) at the Insider Yorkshire Property Industry Awards 2026.


Delivered by Chartford Homes in partnership with Pullans, the award is a fantastic recognition of a project that has been many years in the making, transforming one of North Leeds’ most significant historic sites into a thriving new community.

 

 

A new chapter for an important Leeds landmark

Set across 19.5 acres, the former Cookridge Hospital site presented an opportunity to create something truly special.

The vision was about far more than delivering new homes. It was about finding a sustainable new future for an important part of Leeds’ heritage, bringing historic buildings back into use and creating a neighbourhood that could serve people at different stages of life.

Today, Cookridge Reimagined includes 159 new homes, 106 of which are affordable homes, alongside the careful restoration and repurposing of four Grade II listed Victorian buildings that had previously featured on the Leeds Heritage at Risk Register.

The result brings together new and historic architecture within an established landscape of mature woodland, gardens, green corridors and walking routes.

 

Creating a community for generations

One of the things that makes Cookridge Reimagined so distinctive is the variety of people and uses brought together across the development.

Alongside its new homes, the wider scheme includes a 64-bed Extra Care facility and specialist education provision through Lighthouse School, helping create a genuinely multi-generational community.

The development has also contributed more than £680,000 towards local education and children’s play facilities, extending its investment beyond the boundaries of the site itself.

It is this combination of new homes, restored heritage, care, education and green space that has given a much-loved Leeds landmark a completely new purpose while retaining the character that made the site special in the first place.

 

 

Recognition for a long-term vision

Complex regeneration projects rarely happen overnight, and Cookridge Reimagined has required considerable commitment, adaptability and perseverance to bring the original vision to life.

From the sensitive restoration of historically important buildings to navigating changing market conditions over the lifetime of the project, every stage has required care and attention to detail.

To now see the completed development recognised by the Yorkshire property industry is an incredibly proud moment for everyone involved.

The award is a testament to the work of the Chartford Homes team, our joint venture partners Pullans and the many organisations and individuals who have contributed to Cookridge Reimagined over the years.

Most importantly, it celebrates what now stands on the former hospital site: a new community with its own identity, built around quality homes, important heritage and a lasting legacy for Cookridge.
