First Time Buyers

Getting on the property ladder

Buying your first home can be a stressful and confusing time, we will help you every step of the way.

Where to begin?

As with any big decision you make in your life, research is the key to success. This means figuring out your finances, what you can afford and what other costs you will incur alongside the house purchase.
Find out about what schemes are available to you, such as the Help To Buy Equity Loan, wherein the Government will lend you 20% of the purchase price, interest free for five years.
You will need at least a 5% deposit, the larger the deposit, the higher your chance of being accepted for a mortgage and of gaining access to lower interest rates.
It is a good idea to speak to a Financial Advisor at this point, here at Chartford, we can put you in touch with an independant advisor who will be happy to talk through your finances at no cost and no obligation.

Once you have a strong idea of what you can afford you can start looking for your ideal home.

Buying Timeline

  • Organise your finances, speak to a financial advisor, obtain a mortgage in principle.
  • Reserve your ideal home with a small reservation fee.

  • Provide all necessary information to the financial advisor for them to apply for your mortgage.
  • Select your colour choices.
  • Once your mortgage has been offered, all searches are back and enquiries replied to, make an appointment with your solicitor to sign your contracts and exchange with a 10% deposit (5% if using Help to Buy).
  • On the day your house is due to complete, your solicitor will have requested the mortgage funds from the lender, once monies are transferred to our solicitors, we will hand the keys over to your new home.
